Property Management



Have attend the above course quite a while.
There is great potential in property management, right now a lot of PRs is buying HDB/Pte condo, and for some reasons , they go back to their home town and feel obligate to ask their friends or cannot get any body to manage their rented flat, and a lot of thing need to be done or take care before and after secure an Tenant , as property agent , I can double up my role as managing agent by taking extra care on this type of rented unit.

Currently , the landlord are paying half month rental as agency fee for one year lease. For manage the unit , I charge half month rental as agency fee for every one year lease (less than 5% per annual and this fee is tax-deductible), I even double up my role as attorney for the landlord (POA)
I have a team of peoples , can do servicing of air-con, plumbing work, painting and minor repair etc. so when come to maintain the rented unit will be quite easy for the Landlord , and at a lower cost as well.

The job scope which include: check on the Tenant regularly, attend to Tenant complaints, rectify the house before and after the Tenant move in/out, inform/update the HDB, collect rental and bank-in to Landlord account, keep the Landlord inform for all matter through email and other (it will just like the Landlord attending the problem himself.)

SINGAPORE NATIONAL DAY

I choose to start my blog today cause is Singapore national day , easy for me to remember.

i am a bit familiar with property matter since i am in this trade since 1993, i alway help net-friends in other forum (sgchinese and hardwarezone)

the reason i start all this question and answer :-

1. Singapore real estate is very unique, and have a lot of rules, terms and conditions be it HDB flat, Pte condo, or landed house.

2. i meet customers and some times they will ask me some silly questions/answer, and when i ask them 'where u find this pieces of information?' they will tell me it from their friends/relatives/ or from some forums.

3. when people posts questions to me , if i know , i can reply as soon as possible, if i don't know the answer, i will found out from the correct department and post it in the net, in this way , it a learning process to myself.
